Abstract:
This talk explores grassroots property speculation at the gritty door of 
the asset economy, where people excluded from formal finance attempt to 
convert housing into assets through hustle rather than capital. Based on 
ethnographic research at real estate webinars, expos and workshops in 
the United States and Germany, it shows how speculative participation 
depends on bodily labor, kinship networks, and unpaid care, while 
unfolding within legal and racialized landscapes of (dis)investment. The 
talk argues that these practices expose the uneven distribution of risk 
and exhaustion that underpins contemporary narratives of financial 
empowerment.
